☎ 877-897-ITINWhat is an ITIN home loan?
An ITIN loan is a mortgage program that may accept an Individual Taxpayer Identification Number in place of a traditional Social Security number path. On this site, the promoted programs are for business-purpose, non-owner-occupied investment properties only.
Can I buy a rental property with an ITIN?
ITIN purchase financing may be available for an eligible rental property. Credit, down payment, reserves, property type, rent, state availability and documentation all affect the possible structure.
Do I need a Social Security number?
Some programs are designed for borrowers who use an ITIN and do not have a traditional Social Security number path. The lender still verifies identity, tax documents and other required borrower information.
What ITIN documents may be requested?
An IRS ITIN assignment letter, W-7 support, tax-preparer verification or other approved evidence may be requested. Sensitive identity information should be provided only through the lender’s secure process.
What is an ITIN DSCR loan?
An ITIN DSCR loan may evaluate qualifying rental income against the property’s proposed housing expense. It can reduce reliance on traditional personal-income documents, but it still requires a complete credit, asset, property and underwriting review.
Can rental income help qualify?
Yes, when the selected program permits it. A lease, appraisal market-rent schedule, rent roll or approved short-term rental history may be considered. The accepted documentation and calculation depend on the program.
What credit score is needed for an ITIN loan?
Requirements vary. Some ITIN programs may begin near 640, while stronger credit can support stronger leverage or pricing. Thin-credit or no-score files may need alternative credit, lower leverage and stronger reserves.
Can I qualify with no FICO score?
Some no-score or thin-credit scenarios may be reviewed, but they commonly require documented housing history, alternative credit, stronger reserves and more conservative leverage.
How much down payment is required?
There is no single down payment that applies to every file. Credit, loan amount, property type, DSCR, documentation and program tier determine the maximum LTV and required borrower contribution.
Can I refinance a rental property with an ITIN?
Rate-and-term refinance options may be available. The lender reviews value, payoff, rent, mortgage history, equity, credit, reserves, ownership seasoning and property eligibility.
Can I take cash out with an ITIN?
ITIN cash-out refinance may be available for an eligible business or investment purpose. Cash-out transactions often have tighter leverage, seasoning and documentation requirements than rate-and-term refinances.
Can I live in the property?
No. The programs promoted by this site are for non-owner-occupied investment properties. The borrower and family may not occupy the subject property when prohibited by the selected program.
Can I close in an LLC?
An eligible LLC or other borrowing entity may be permitted by some programs. Entity documents, authorized signers, ownership and personal guaranties are reviewed before closing.
Are short-term rental properties eligible?
Some programs allow eligible short-term rentals. The lender may require market-rent support, operating history, stronger reserves or other documentation depending on the property and program.
Does submitting the form affect my credit?
The initial website form does not request a full ITIN or Social Security number and is not a credit application. Any later credit authorization should be separately disclosed and authorized through the lender’s application process.
Is submitting the form an approval?
No. A website inquiry, conversation, quote or preliminary scenario review is not an approval or commitment to lend. Final terms require a complete application and underwriting decision.
