ITIN LOAN REQUIREMENTS
Common ITIN investment-property loan requirements.
ITIN mortgage requirements vary by program, but most business-purpose investment files are evaluated across the same core areas: identity documents, credit, funds, reserves, property eligibility, rental profile and loan purpose.
ITIN identity and tax documentation
A program may request an IRS ITIN assignment letter, W-7 support, tax-preparer verification or other approved evidence that connects the borrower to the ITIN used for credit and tax reporting. Additional photo identification and residency documentation may also be required.
Credit, tradelines and housing history
Some ITIN programs may begin near a 640 credit score, while stronger credit can support stronger leverage or pricing. Thin-credit, one-score or no-score files may require alternative credit, documented housing history, lower leverage and stronger reserves.
Credit must be reported under the correct ITIN or other permitted identifier. Recent mortgage lates, bankruptcy, foreclosure, short sale or loan modification can change eligibility.
Down payment, equity and reserves
Purchase files need documented funds for down payment, closing costs and any required reserves. Refinance files need sufficient property equity. The required contribution and reserve level depend on the loan amount, credit profile, DSCR, property type and transaction purpose.
Do not rely on a single advertised LTV as a promise. Maximum leverage changes with the complete borrower and property profile.
Investment-property and business-purpose requirements
The subject property must be non-owner-occupied and held for a business or investment purpose. The borrower and family may not occupy the property when the selected program prohibits occupancy. Loan proceeds cannot be used for personal, family or household purposes.
Requirements that can change the structure.
Loan purpose
Purchase, rate-term refinance and cash-out each have different restrictions.
Loan amount
Minimum and maximum loan sizes vary by investor and credit tier.
Property type
Condos, short-term rentals, 2–4 units and manufactured homes can have overlays.
Vacancy
Vacant refinance scenarios may require stronger credit, DSCR, reserves or seasoning.
Credit events
Recent bankruptcy, foreclosure or serious housing lates may reduce leverage or cause ineligibility.
Prepayment terms
Business-purpose loans may include prepayment penalties where permitted and disclosed.
