ITIN DOCUMENT CHECKLIST

Documents that may support an ITIN investment loan.

You do not need to upload sensitive identity documents through the initial website form. Use this checklist to understand what a lender may request later through an approved secure process.

Identity and ITIN support

  • IRS ITIN assignment letter or other acceptable ITIN evidence
  • W-7 support or tax-preparer verification when permitted
  • Government-issued photo identification
  • Residency, visa or other status documents when required by the selected program

Never email a full ITIN, Social Security number, bank login or unencrypted identity document to an unverified recipient. Follow the secure instructions provided by the lender.

Credit and housing history

  • Credit report under the correct ITIN or permitted identifier
  • Mortgage statements and payment history
  • Landlord or rental verification when applicable
  • Alternative credit such as utilities, insurance or other recurring obligations when permitted
  • Explanations and supporting documents for significant credit events

Assets, funds and reserves

  • Recent bank or brokerage statements
  • Source of down payment and closing funds
  • Documentation for allowable gifts or business funds
  • Reserve assets remaining after closing
  • Evidence supporting large deposits or transfers when requested

Property and rental information

  • Purchase contract for an acquisition
  • Current mortgage statement for a refinance
  • Property insurance information
  • Tax, HOA and other housing-expense details
  • Current lease, rent roll or market-rent support
  • Short-term rental history when the program permits it
  • Entity documents if the borrower will close in an LLC or other eligible entity

The public form only collects high-level information. The full application comes later.

  • No full ITIN requested online
  • No Social Security number requested online
  • No bank-login credentials requested
  • No document upload required to start
