ITIN CASH-OUT REFINANCE

Access rental-property equity with an ITIN cash-out refinance.

An ITIN cash-out refinance may convert a portion of eligible investment-property equity into proceeds for an approved business or investment purpose. Cash-out limits depend on credit, leverage, DSCR, property, ownership seasoning and documentation.

The use of proceeds must remain business purpose.

The subject property must be non-owner-occupied, and the transaction cannot be used for personal, family or household purposes. The lender may require a written business-purpose and occupancy certification.

Potential uses may include eligible investment-property improvements, business liquidity, acquisition capital or other documented business purposes, subject to program and legal requirements.

Equity, payoff and requested cash are reviewed together.

The first calculation begins with estimated property value, current liens and the requested cash amount. The maximum new loan can be lower than a rate-and-term refinance because cash-out transactions often have tighter leverage limits.

Ownership seasoning and cash-in-hand limits may apply.

Programs can require a minimum ownership period, review how the property was acquired and limit the amount of cash released at higher leverage. Recent listings, delayed financing and inherited or gifted property can require additional review.

The rental property must still support the new loan.

A DSCR calculation may use the accepted rent and proposed new housing expense. Credit, reserves, property condition, appraisal and mortgage history remain part of underwriting.

Do not use projected cash-out proceeds as available funds until the loan has closed and funded. An inquiry, quote or conditional approval is not a commitment to lend.
